Each time I visited, it didn't feel crowded, but there was also a ton of space if needed - Yelp reviewers testify that the after-work rush can get crazy. Its three functional fitness floors had ample room for stretching and all the necessary equipment without feeling cramped. Recognizing its impact in the heart of a dense metropolis, thermal ice-storage tanks in the building’s cellar produce ice at night, reducing the building’s peak demand on the city’s over-taxed electric grid. With an under-floor air system and 95% filtration, fresh air delivered to offices can be individually controlled and is actually cleaner when it is exhausted from the building. ![]() Water-saving measures, including greywater recycling, rainwater harvesting systems, and waterless urinals, save millions of gallons of potable water and reduce the building’s water consumption by nearly 50%. On its southeast exposure, a deep double wall orients the building in its full height toward Bryant Park. The resulting angular facets open up oblique views around and through the forest of Midtown skyscrapers. Solid, natural lobby materials anchor the tower to the earth small, tactile details such as white oak door handles, fossil-embedded Jerusalem stone, and leather paneling keep the massive tower intelligible to the human hand and eye.Īs it rises from the uniform street grid, the massing of the tower shifts, increasing the verticality of its proportions as well as the surface area exposed to daylight. A daylit and neutral space, the lobby creates a layered connection to the public realm of Bryant Park, whose restorative green spaces extend into the building through green roofs and a publicly accessible Urban Garden Room. In response to its dense urban context, the building challenges the boundaries of public and private space with a highly transparent corner entry.
